With 1.25 acres of lush green space extending the Flagler waterfront greenbelt, this 25-story Class A office tower offers 285,000 square feet of adaptable office space in a rapidly growing financial district. Designed by David Childs of SOM, the new commercial tower complements the architecture of the Beaux-Arts First Church of Christ, Scientist, that has occupied the site since 1928.
We provided structural engineering to Related Ross for the 575,000-square-foot development, including flexible office space and above-ground parking. Building amenities include a fitness center, bicycle storage and expansive roof terraces. An approximately 10,000-square-foot restaurant, Estiatorio Milos, anchors the ground floor retail. One Flagler serves as a new landmark for West Palm Beach while accommodating the preservation of a historically significant landmark.
Highlights
- Adjacency to the nearly 100-year-old First Church of Christ, Scientist, required the new tower’s foundations and foundation excavations to avoid interference with the church’s structure.
- We designed a cantilevering canopy to provide pedestrian access between the new tower and the church. A reading room for the church occupies the south part of this dramatic ground-level porte-cochere, and very slender built-up columns blend with the precast facade
- By working in close coordination with the architect, we provided the correct structural support for the transferring columns and cantilevering precast parapet while remaining aesthetically impressive.
- Large column bays allowing for more flexibility in office space layouts, and no columns are located at the tower's corners to allow for unobstructed views.
- Several terraces including the main amenity deck at level eight feature lush landscaping and provide programming for events.
