Replacing an existing parking lot and vacant parcel, this new mixed-use, 11-story development of 450,000-square-feet will hold office space, retail, restaurants, fitness facilities and parking within the trendy historic Fulton Market District. It will create more opportunities and growth for the up-and-coming area. 

We provided structural design services to FitzGerald Associates Architects, who is working with Morris Adjmi Architects on the project. Approximately 18,000 square feet of ground-floor retail space will be available, topped out with 375,000 square feet of office space above. 


highlights

  • The challenge of the project was fitting the new in with the old while still maintaining the historic context. To that end, the new office building will feature multiple outdoor terraces for tenants and will showcase a dark masonry façade that fits in with the warehouse aesthetic of the Fulton Market District.
  • There will be 80 parking spaces located in an underground parking garage along with 73 bike spaces.
  • The exterior cladding will consist of a combination of metal panel, brick veneer and glass.
  • Our design uses highly efficient post-tensioned banded beams system spanning 50 feet and providing open space without columns. The project also features glass-topped atrium cantilevering 22 feet from the building
