Designed by Edward Charles Bassett of Skidmore, Owings & Merril, 650 California Street was originally completed in 1964 for Hartford Insurance. The 33-story tower’s modernist design features an exterior gridwork of white precast concrete beams and columns.

The office building was extensively renovated in 2012, and we performed an evaluation as part of an overall assessment conducted during a due diligence study. Services included the preparation of a property condition assessment report recommending roofing and basement waterproofing repairs. We also prepared structural assessment and probable maximum loss reports, which identified seismic weakness in the column connections. Based on this assessment, we provided column repair methodology and cost of repair estimates.

  • After our evaluation, we provided structural design for the improvement of pre-1994 (Northridge) moment frames column splices in the building.
  • Upgrades included lobby improvements and the renovation of the basement level to add valet parking and additional delivery truck parking.
  • The renovation of the lower basement also adds a conference center and fitness center as tenant amenities.
