Two Projects Transforming Philadelphia’s Skyline Near Completion
Two major developments that recently topped out in Center City—a state-of-the-art office tower and a sprawling life sciences lab—are reshaping Philadelphia’s skyline.
Set to be insurance company Chubb’s largest North American office, 2000 Arch Street is an 18-story, 550,000-square-foot tower built on a former parking lot. We are providing structural design services to Stantec for the tower, developed by Parkway Corporation. Designed to LEED Platinum standards, the building will house 3,200 employees, including at least 1,250 new positions. The tower's completion is scheduled for 2026.
We are also providing structural design services for 3201 Cuthbert Street, the city’s largest life sciences building. RAMSA | Robert A.M. Stern Architects is the design architect and Kendall/Heaton Associates, Inc. is the architect of record. Developed by Gattuso Development Partners, the 11-story, 520,000-square-foot tower will offer a mix of specialized research, laboratory and office space for academic and commercial use. Other features include expanded 16- to 24-foot floor-to-floor heights, a column-free lobby, fourth-floor landscaped terrace with a two-story covered loggia below and rooftop outdoor terrace/event space topped by a steel canopy. Targeting LEED Gold certification, the project is on track for shell completion in March 2025. Tenants will include Drexel University and SmartLabs.
