Fletcher Jones Audi/Volkswagen Renovation
Construction documents were recently issued for the renovation of a car dealership on Chicago’s near north side. The building is composed of three interconnected structures: a three-story, steel-framed structure with composite metal decking built in 1970; a five-story, precast concrete structure; and a three-story, cast-in-place concrete structure built in 1928. The scope of the renovation includes design of framing for new mechanical openings, dunnage steel to support new rooftop units, steel framing for a new parapet, and replacement of the existing roof with a steel roof deck. We designed a new steel frame to support the existing structure after the removal of a portion of an existing masonry bearing wall for a new façade. The lack of structural drawings for the existing building posed a significant challenge. We conducted non-invasive as well as invasive field explorations to verify the building construction, member sizes and material strengths in the steel and cast-in-place concrete building.
