PowerPay’s new headquarters is located in a LEED Gold-certified commercial building that was converted from the former Portland Public Market building. The existing timber-framed building built in 1998 sat vacant for about three years before it was renovated. The adaptive reuse project involved restoring the building, modifying it into office space, replacing the mechanical systems and upgrading the building envelope.
Fore Solutions, acquired by Thornton Tomasetti in 2012, provided LEED consulting services, which involved assistance with design strategies, energy modeling and LEED administration. A highly-efficient HVAC system, renewable energy offsets, LED lighting and water conservation measures were some of the sustainable features incorporated into the renovation. The building has an open design and allows for natural lighting in the office space. Operable skylights that are produced locally in Maine, and operable lower level windows act in concert for energy reduction through natural ventilation. Low VOC, recycled-content and locally-sourced materials were used throughout the building. Materials removed from the original structure were reused or donated. High-efficiency fixtures and occupancy sensors have reduced the use of lighting power by 25 percent.
Water-saving fixtures that were installed are estimated to save more than 238,000 gallons of water annually, reducing consumption by 43 percent from a standard code building. Energy conservations measures are expected to produce 27 percent energy savings over the ASHRAE 90.1 2004 standard.
