The AT&T and USG Buildings were completed in 1989 and 1992, respectively. The two buildings, combined, contain more than two million square feet of Class-A office space and share a common lobby, as well as a two-level, 450-car, below-grade parking garage.
Thornton Tomasetti performed a due diligence condition assessment of both properties for a potential purchaser. The study included evaluation of the building’s superstructures and foundation systems, parking garage, granite-clad façades, roofs and common interior spaces including a general overview of building-related ADA accessibility provisions.
After performing document review, research and field observations, we prepared a report which included probable cost budgets for anticipated maintenance and capital expense items over a 10 year period.
